- Stability of ownership and quality management services;
- High or highest quality materials and finishes throughout;
- Recent date of construction and state-of-the-art heating, air conditioning and ventilation (HVAC), and advanced security systems; and
- Typically priced between $35.00 - $50.00 gross per square foot per annum (Average rent of $3,500 per month, based on 1,000 square feet of rentable area).
Class "B" Buildings- Well located and managed;
- Better quality building materials and finishes;
- Somewhat older building (although many older buildings still
remain Class A);
- HVAC not state-of-the-art; good security system; and
- Typically priced between $25.00 and $35.00 gross per square foot per annum (Average rent of $2,500 per month based on 1,000 square feet of rentable area).
Class "C" Buildings- Usually a smaller building;
- Slow elevators or walk-up;
- Little or no security system;
- No underground parking; often no parking at all; and
- Typically priced below $25.00 gross per square foot per annum (Average rent of $2,000 per month based on 1,000 square feet of rentable area).
