The East submarket has the highest
availability rate within the GTA, with
class “B” buildings finishing the year
with an increase of 2%. There was strong
absorption of class “A” space, suggesting
that tenants are responding to the new
supply coming on stream, mainly in the
Markham and Richmond Hill area.
Overall, availability has decreased in this
submarket and has had no signifi cant effect
on asking rents. We expect this trend to
continue with large users continuing to
explore build-to-suit opportunities.
